Where We Renovate

Twelve areas, from Lakewood and Preston Hollow to Plano, Frisco, and Melissa. We live and work in the communities we serve.

Local pages, local proof

Dallas and the Park Cities

Dallas, three of its neighborhoods, and the Park Cities. Wherever the house is, the walkthrough starts in the same place: what your neighborhood's buyers are paying for, and what your home already has.

Dallas

Dallas buyers pay for move-in ready and discount everything else, so a pre-sale scope here starts with the kitchen, the baths, floors, and paint. For owners who relocated from Colorado and plan to keep the house, Prestwick Ln. got a primary bath renovation, a laundry room, a powder room, a kitchen refresh, new floors, paint throughout, and exterior improvements in six weeks: a $250,000 whole-project total.

North Dallas

North Dallas is where we started in 2022. Most of what we see here are solid 1970s to 1990s homes that show their age in the kitchen and primary bath, so we keep the work targeted: paint, flooring, painted cabinets with new counters and hardware, bathroom updates, and lighting. Most scopes finish in three to six weeks.

Lakewood

Lakewood's older homes near White Rock Lake have the character buyers want, and often a kitchen or bath that dates them. At Revere Pl. the owners stayed, and in twelve weeks we delivered a white kitchen with a stained oak island, a navy bar, a marble and brass primary bath, built-ins, and new hardwoods throughout: a $350,000 whole-project total.

Preston Hollow

Preston Hollow homes are large, and buyers expect the kitchen to be the center of them. At Vancouver Dr. we rebuilt it in stained oak with green-painted pantry and bar cabinets, quartzite, and an island big enough for the whole family, then added a pantry, an office, built-ins, and hardwoods throughout: a $250,000 whole-project total for owners who are staying.

Highland Park

In Highland Park a listing is judged against renovated and newly built homes on the same streets, so finish level matters more than paint and carpet. Carrying a home at this price costs real money every month, so your designer selects finishes before construction begins. The standard we point to is the Shubert Ct. primary bath in Dallas: Lee Jofa wallpaper, Walker Zanger tile, and Newport Brass.

University Park

University Park buyers have chosen the neighborhood before they walk in. Inside, they are deciding whether the house is finished or a project. We scope to the comps, not a wish list: a kitchen and baths at the level of the renovated homes nearby, flooring that matches room to room, and paint and lighting that photograph like new construction.

Addison and Collin County

Addison proved the pre-sale math for us, and in Collin County we work in Plano, Frisco, McKinney, Allen, and Melissa, with crews there every week. We also work in Richardson, Lucas, Parker, Fairview, Prosper, Celina, Anna, and The Colony. Not sure about your neighborhood? Ask.

Addison

Azure Ln.: originally priced at $750,000; sold for $1.1 million. The renovation, a $135,000 whole-project total, covered a new kitchen with a wood-top island, both bathrooms, plank flooring, paint, and lighting throughout. Not every Addison home needs that scope, so the walkthrough compares yours to what is selling nearby first.

Plano

The typical Plano home sold in 37 days over the three months ending August 2026 (Redfin), which rewards a listing in top condition on day one. After twenty years at Shady Point Dr., the owners chose their own house over a multi-million-dollar move: nine weeks, a $300,000 whole-project total, with a white oak kitchen, a new fireplace and built-ins, and a new primary bath.

Frisco

Biscayne sat 120 days and was cut to $550,000; it sold for $699,000 after the renovation, a $60,000 whole-project total. The cherry cabinets stayed and everything around them changed: white quartz counters, a subway tile backsplash, stainless appliances, plank flooring, refreshed bathrooms, and paint. In Frisco we fix what buyers are reacting to, not everything.

McKinney

McKinney sellers compete with new construction a few miles away, so buyers expect fresh kitchens and baths even in a 1990s home. At Lake Breeze Dr. we built a new primary bath in five weeks for owners staying put, a $60,000 whole-project total: green vertical tile, two rain showers, a teak bench, and the family's clawfoot tub kept inside the shower room.

Melissa

Melissa grew from 1,350 people in the 2000 census to 13,901 in 2020 (U.S. Census Bureau), and most of its homes went up in the last five years, so a resale is judged against a brand-new model a few streets away. Staying, we upgrade past builder grade. Selling, we refresh to compete with the new builds. Sherman St., a tired brick ranch, was move-in ready in eight weeks, from a navy kitchen to a covered patio over a new lawn.

Allen

Allen homes tend to be well built and well kept; what dates them is the kitchen, the baths, the floors, and the paint. Haven Pl. was a rental with original oak cabinets. In three weeks the cabinets were painted blue-gray under white quartz and a brass pendant, both baths were refreshed in their existing layouts, and the house got paint and flooring throughout. It sold.
