The Dallas Listing Calendar: When to Start a Pre-Sale Renovation to Hit the Spring Market

Every spring, a handful of Dallas sellers call us in late March wanting to list "in a couple of weeks" with a kitchen that needs paint, a bath that needs tile, and floors that need replacing. Some of them make it. Most of them list in May, behind the wave. This is the calendar that avoids that.

The window Dallas buyers actually show up for

Realtor.com's annual analysis put the best week to list a home in 2026 at April 12 through 18. Homes listed that week were expected to carry an asking price about $24,000 higher, or 5.8 percent more, than homes listed at the start of the year, to draw 23.5 percent more views than an average week, and to sell about nine days faster. Dallas–Fort Worth sits close to the national pattern: the spring and early summer months move more homes than the seven months that follow.

Fall is the mirror image. By September, buyers are the ones finding deals. A home listing in the fall has to show even better to earn the same offer, which is worth knowing if you are deciding between listing this fall and waiting for spring.

Work backward from the listing date

Here is the calendar we hand sellers who want to be live in mid-April. The dates move with your target, the sequence doesn't.

Two things about this calendar. First, the walkthrough is the deadline that matters, not the start of construction. Once we have walked the house, the estimate, the design, and the crew schedule move fast. Second, everything after "crews on site" is ours to manage. You do not need to be home, and many of our spring sellers have already moved.

What if you are reading this in the fall?

Then you have a different decision. A home that lists in October competes with fewer listings, but the buyers who are out looking expect a deal. If the house needs work, the fall math usually favors doing the work over the winter and listing into the spring window rather than listing as-is in the slow season and taking the price cut. If the house is already in great shape, list it. Plenty of Dallas homes sell in November.

What if you missed the window?

Then miss it well. A renovated home in June still outsells a tired home in April. Buyers who did not find a house in the spring are still looking in summer, and they are comparing you to new construction that is move-in ready by definition. The calendar above still works; it just starts today instead of in January.
